Seven Critical Considerations Before Factory and Warehouse Construction

Factory and warehouse structures demand a different engineering discipline from housing. Before the investment decision, these seven items should be clarified:

1. Geotechnical survey. Bearing capacity and settlement directly determine the foundation type and cost.

2. Structural system. Steel, reinforced concrete or precast? Span, speed and budget shift with this choice.

3. Clear span and height. The production/storage layout drives the column-free span requirement.

4. Floor level and loading. Forklift, racking and machine loads shape the slab design.

5. Logistics flow. Truck manoeuvring, loading docks and internal circulation must be planned up front.

6. Utilities. Power, compressed air, fire and drainage infrastructure are designed together with the building.

7. Room to expand. Tomorrow's growth, not just today's need, should be written into the plan.

If these items aren't discussed during the survey, later changes inflate both schedule and budget. Asking the right questions before design is the biggest saving in an industrial investment.
